4. What information do I need to list my property online?
Legal Description
The deed, deed of trust, mortgage, or the settlement statement you
received when you purchased the property are good sources for the Legal
Description. The Legal Description is not mandatory to list your property.
Room Dimensions and Flooring Types
Measure each room in the property. Bathrooms, closets, and hallways do not
need to be measured. Round down to the nearest foot. Note the flooring type
in each room. (Family Room 14x17 Carpet)
Recent Upgrades
Note any recent upgraded to the property. (Roof only 4 years old, new
ceramic tile in bathrooms, upgrade furnace etc.)
Floor Plans
Accurate floor plans.
Survey
Survey showing house location, fence lines, and other improvements on the
lot.
Twelve Month History of Utilities. (Electric, Gas, and/or
Oil)
List of the previous twelve months of utilities charges. (Water charges
are not necessary)
Forms Required Prior to Entering into a Contract with a Buyer
Lead Based Paint Reports (Broker will provide
the Lead Based Paint Forms to be completed by the Seller.)
Applies to home built prior to 1978. If your home was completed before 1978
you must complete a Lead Based Paint Disclosure Form. The Lead Based Paint
Disclosure Form must be presented to the Buyer prior to ratifying a Sales
Agreement.
Disclaim or Disclose the Property Condition (Broker
will provide the Property Disclaimer Form or the Property Disclosure Form to
be completed by the Seller.)
Virginia Law requires that a written residential property condition
Disclosure Statement or a written residential
property Disclaimer Statement must be delivered
to the prospective buyer or buyer’s representative on or before entering into
a contract of sale.
Property Seller Disclosure - A statement by the
Seller stating the condition of the property. A Disclaimer or Disclosure
statement is required.
Property Seller Disclaimer - A statement by the
Seller stating the property is being sold as-is. A Disclaimer or Disclosure
statement is required.
