Rebates 

VirginiaMLS.com Realty offers a rebate of up to 33% of our commission. For many transactions that's nearly 1% of the Sales Price. Rebate is available only to VirginiaMLS.com Realty clients who have executed a Buyer Brokerage Agreement. Rebate is paid at closing and must appear on the settlement statement. Rebate is calculated as follows: 33% of VirginiaMLS.com Realty's commission paid by cooperating broker for commissions of 2.6%-3% or 25% of VirginiaMLS.com Realty's commission paid by cooperation broker for commissions less than or equal to 2.5%. Any commission exceeding 3% of the sales price and/or bonuses paid at closing to VirginiaMLS.com Realty will be credited to the Buyer at closing on the settlement statement. Any other bonuses or other additional incentives are separate and apart from the cooperating brokerage commission actually received by VirginiaMLS.com Realty and buyer is not entitled to a rebate on any other bonus or other additional incentive monies paid to VirginiaMLS.com Realty. See your agent for details. The amount of the cooperating broker commission received will vary on individual properties. The rebate will be paid or credited to the party or parties named as the "buyer(s)" or "borrower(s)" on the Closing Statement. In the case of an IRC 1031 Tax Deferred Exchange ("Exchange"), the party named as the "buyer or borrower" is the Qualified Intermediary (the "Exchange Company") and the rebate will be paid or credited to the Exchange Company for the benefit of the party conducting the exchange (the "Exchanger"). This rebate program is only available where permitted under state and federal law and when not otherwise prohibited by the buyer's lender(s). There may be tax consequences to the rebate.
