Under federal regulations for all properties
constructed prior to 1978, you must disclose to the
prospective buyer any known lead paint hazards or
reports. An inspection can be requested to
determine if your property contains lead base paint.
If the inspection reveals the presence of lead base
paint or lead based paint hazard, Seller is not
obligated to pay for any costs in associated with
the remediation of the lead base paint or lead base
paint hazard report. Seller is required to
disclose to all future prospective buyers any known
lead paint hazards or reports.
Appraisal
- A written opinion of value for
a property, primarily based on an analysis of
comparable sales of similar homes nearby.
Boundary Line Survey - A map indicating the
limits and dimensions of the property.
HOA/Condo Docs Brokers Office. - A Property
Owner Association or Condominium disclosure package
is available for review at the brokers office.
Certificate of Occupancy - A certificate issued
by a local governmental body stating that the
building is in a condition to be occupied.
Conditions - A right of way giving persons other
than the owner access to or over a property.
Construction Drawings -
Covenants - A written agreement or restriction
on the use of land or promising certain acts.
Homeowner Associations often enforce restrictive
covenants governing architectural controls and
maintenance responsibilities. However, land could be
subject to restrictive covenants even if there is no
homeowner's association.
Easements - The right to use the land of another
for a specific limited purpose.
Environmental Testing - Environmental Test
results are available for review.
House Plans Avail. - House floor plans available
for review.
Lead Based Paint
- A lead base paint disclosure form is available
for review. This is required on all homes built
prior to 1978.
Lead Based Paint Insp. Avail. - A lead based
paint inspection report is available for review.
Plat - A map showing the division of your
property with lots, streets and, if applicable,
common area.
Public Works Agreement Valid -
Radon Test Results Avail. - A Radon Test report
is available for review.
Resale Package Available - A Property Owner
Association or Condominium disclosure package is
available for review.
Restrictions - A limitation placed upon the use
of property, contained in the deed or other written
instrument in the chain of title or in local
ordinances pertaining to land use.
Site Plan - A detailed plan, to scale, depicting
development of a parcel of land and containing all
information required by the zoning ordinance.
Soil Ground - A soil study is available for
review.
Survey-House Location - A map showing the house
location on the property with dimensions.
Survey-Stake - The property corners of the
property of been staked.
Survey-Tree - Not used.
Water Agree - Not used.
Parking Included in Sales Price - A separately
deeded parking space is included in the sale of the
property. Usually only Condominiums.
